LEGAL NOTICE On Wednesday, February 8, 2017 at 4:00 pm, the Lake County Board of Adjustment will hold a public hearing in the Office of the Lake County Commissioners, Room 211 of the Lake County Courthouse on the following item: WAATTI DENSITY VARIANCE REQUEST David R. and Sally M. Waatti are requesting a variance to the Density Map & Regulations. The application indicates the applicants' property is 1.39-acres in size and is located within a "1.5 acres per unit Development Density Region" on the Density Map. Because the property contains less than the 2.7-acres necessary to divide the tract into two lots based on twice the 1.5 acres per unit plus or minus 10 percent, the applicants are requesting the variance to allow a 2-lot subdivision of the property. The property is currently developed with two development units that were already in existence and on the Montana Department of Revenue tax rolls upon the date of adoption of the Density Regulations, and the variance request is to allow for the creation of new parcels intended to transfer the units and land. The subject property is located at 80246 Old Hwy 93, Dayton, MT 59914 and is legally described as a tract of land in Section 16, Township 24 North, Range 21 West, COS 2602 TR4 (Gov't Lot 1).
