LEGAL NOTICE On Wednesday, February 12th, 2020 at 6:30 p.m., the Lake County Planning Board will hold a public hearing in the large conference room of the Lake County Courthouse on the following item: SUBSEQUENT MINOR SUBDIVISION OF LOT 1 OF ZAVALA SUBDIVISION Western Montana Land Services LLC, on behalf of Jeremiah and Sarah Bernt, has proposed a subsequent minor subdivision to create a two (2) lot subdivision. Proposed Lot 1A and Lot 1B will be approximately 1.5 acres and 2.5 acres respectively, and used for single-family residential purposes. THIN BLUE LINE MAJOR SUBDIVISION VARIANCE REQUEST Western Montana Land Services LLC, on behalf of Jack and Claudia McCready, has submitted a variance request to the road intersection standards found in Section X.I.19 of the Lake County Subdivision Regulations. The requested variance would allow two roads meeting a third to be offset less than 300 feet for collector roads. The variance allows for proposed Sharpshooter Lane and proposed Peacemaker Drive to intersect Airport Road less than 300 feet from each other; and for proposed Sharpshooter Lane to intersect Airport Road less 300 feet from existing Sparky Lane. The Thin Blue Line Major Subdivision received preliminary plat approval on October 17, 2019 to create three (3) commercial lots and ten (10) residential lots to be completed in three phases from a 32.20 acre parcel of land located between the Town of St. Ignatius and St. Ignatius Airport adjacent to Airport Road. The subdivider is required to obtain a variance from the road subdivision standards prior to filing the final plat for Phase 2 or amend the subdivision approval.
