LEGAL NOTICE The Lake County Planning Board will hold a public meeting Wednesday, August 10, 2022 at 7:00 pm in the large conference room (Room 316) of the Lake County Courthouse. The options for attendance are through ZOOM* or in person. Agenda items include: NEWGARD SUBSEQUENT SUBDIVISION OF AMENDED LOT 8 OF THE AMENDED PLAT OF LOTS 8 AND 9 OF PONDERILLA HILLS SUBDIVISION Duffey Land Surveying, on behalf of Paul Newgard, have proposed a subsequent minor subdivision to create one additional lot to be used for single-family residential purpose. The property is located southwest of Polson along Ponderilla Drive and is approximately 0.17 miles east of US Highway 354. The division would allow each lot to be developed with a single-family residence with an individual drainfield, well, and sewer. A variance has been requested for the requirements of the City-County Zoning Table XVIII.2. Maximum Lot Coverage by Slope. The variance would allow lot coverage on proposed lot 8B to exceed the maximum allowed 5%. The existing development on proposed lot 8B is 17.8% lot coverage. No new development is being proposed. The property is legally described as Amended Lot 8 of the Amended Plat of Lots 8 and 9 of Ponderilla Hills Subdivision, located within section 17 of T22 N, R20W. The Planning Board will review the proposed subdivision and make a recommendation for denial, approval, or conditional approval to the Board of County Commissioners. FORMAN AMENDMENT TO CONDITIONAL APPROVAL AND PROPOSAL OF THE SUBSEQUENT SUBDIVISION OF TRACT B ON SP 101 Carstens and Associates, on behalf of Brian and Tina Forman, has proposed a material change to a subsequent minor subdivision that was granted preliminary approval on November 4, 2021. The lot for which an amendment is being requested is legally described as tract B of SP 101, a recorded subdivision located within section 36, T22N, R20W. The property is located along Farm Road, approximately 7.5 miles southeast of Polson. The subsequent subdivision approval was for two single-family residential lots, one 16.67 acres and one 3.03 acres. The original application had the 2nd lot smaller, but it was increased due to the fire risk on the lot. The applicant had the property cleaned, thinned, and maintained and asked for a new evaluation. With the new mitigation the fire risk on the property is now low, and the lot is proposed to reduce below 2 acres. A change in lot size is a materials amendment. LAKESHORE PROTECTION REGULATIONS WORK SESSION The Planning Board will hold a review session regarding updates to the Lake County Lakeshore Protection Regulations. The Planning Board will review a draft of the full updated document and possibly make a recommendation to the Lake County Commissioners. The current lakeshore protection regulations can be provided by the Lake County Planning Department or found on the Planning Department's webpage. The public is encouraged to attend this meeting and participate in the process. Information regarding the agenda items is available from the Lake County Planning Dept.
